Real Estate Brokerage Agreement:

• It has been agreed between the First Party (the Buyer) and the Second Party (the real estate broker, Aqarmap) that the Second Party shall undertake to search for and provide real estate units that meet the needs of the First Party and enable the Buyer to reserve them, in return for the agreed brokerage commission/percentage payable by the Buyer, which is estimated at 2.5% of the price of the real estate unit. The Second Party shall exercise due care in carrying out the real estate brokerage subject of this agreement, shall maintain the documents and information related thereto, and shall not disclose any confidential information relating to the transactions subject to the brokerage.The First Party, in turn, undertakes to provide the Second Party with the documents and information necessary to perform this agreement, to pay the commission to the Second Party upon completion of the reservation through the Second Party, and to authenticate the brokerage agreement with the Second Party at the Real Estate General Authority within 48 hours from the date of creation of the contract on the Real Estate General Authority platform.The Second Party further undertakes that it has entered into a real estate brokerage agreement with the developer who owns the property, under which the Second Party is entitled to a commission of 2.5% of the price of the real estate unit from the developer.
  

Terms and Conditions:

• The unit is reserved by paying the buyer’s commission to the marketer, which amounts to 2.5% of the unit price.

• Payment of the marketer’s commission constitutes a commitment to purchase. The reserved unit cannot be changed, the reservation cannot be cancelled, the buyer’s name cannot be changed, and the reservation cannot be transferred or sold to a third party. The marketer’s commission is non-refundable under any circumstances.

• After the reservation, the developer will prepare the Sale and Purchase Agreement (SPA) and send it to the buyer. The buyer shall sign the agreement and pay the unit price according to the selected payment method as follows:

• If the payment method is cash, the buyer must sign the Sale and Purchase Agreement and pay the full unit price to the project’s escrow account within 5 working days from the date of receiving the contract.

• If the payment method is bank financing, the buyer must complete the financing procedures and sign the Sale and Purchase Agreement within 21 working days from the date of receiving the contract.

• If the buyer fails to comply with the above-mentioned timeframes, the reservation shall be considered cancelled, and the buyer shall not be entitled to claim a refund of any fees or commissions paid.

• No modifications or additions may be made to the unit before the official handover from the developer.

• If the buyer chooses to purchase through bank financing, the buyer shall bear full responsibility for completing all bank procedures and requirements related to obtaining the financing.

• The expected unit delivery date is August 1, 2026.
