Waiting List

What is the waiting list and how does it work? 
Developers can open an optional waiting list after all units are booked. In a waiting list you cannot pick a unit specifically, you just book a spot in the waiting list and pay the waiting list booking fee which is also 100% refundable. If the units are booked and the waiting list is open, we highly recommend that you book a spot in the waiting list. Once you do that, the developer sales team will contact you to discuss the next steps if there are any units still available. The waiting list refund deadline is 30 days instead of the regular booking deadline of 7 days. 


What if I decided to cancel my waiting list booking within 30 days? 
If you decided to cancel your waiting list booking within 30 days, you will simply visit the developer sales team, give them your printed email receipt, they will have you write on it that you wish to officially cancel your initial booking, and the developer will then notify Aqarmap about the cancelation and we will issue a full refund back to your credit card which will take between 14 and 21 business days to get refunded. Please understand that we cannot accept refund requests directly from the customers, you must process the refund via the developer. Also, please understand that the refund will always be paid back using the same credit card you used, and will not be paid back in cash. 


What if I decided to cancel my waiting list booking after 30 days? 
Unfortunately, in this case, your waiting list booking fee will not be refundable. 


What if the developer refused to refund my waiting list booking fee? 
Aqarmap guarantees that you will get your full waiting list booking fee if you cancel within 30 days of your booking date.

4 years equal installments: 10% down-payment

6 years front loaded ( 0% increase in price ): 15% down-payment, Payment loaded on first & second installments years.

Outside Egypt

  • This service was mainly built for buyers from outside Egypt. If you are an Egyptian expat, or if you are non-Egyptian and want to buy a home in Egypt, this service is the perfect solution for your situation. In our first launch, 85% of the bookings were made from outside Egypt. The buyers were a mix of Egyptians and Non-Egyptians, and they came from all kinds of countries (Saudi Arabia, UAE, Kuwait, USA, UK, France, Spain, and Russia). Where ever you are, you are more than welcome to book online with us. 


  • What happens after I book if I live outside Egypt? 
    After you pay with your credit card, you will get an email receipt as a proof of payment, and the receipt will contain the contact info of the developer's sales team. You will be able to communicate directly with them by Phone or Whatsapp. Obviously, we expect that you might have some extra questions that you would need to ask, and they will be there available to help you.


  • How will I sign the contract and pay from outside Egypt? 
    We have worked with the Developer to provide the most flexible solutions for our buyers outside Egypt. Obviously, you can send a relative or a friend who has a power of attorney to complete the deal on your behalf; however, we understand that sometimes this is not an available option for you, or maybe you just want to complete the transaction directly without involving anybody else. Therefore, the Developer will be able to send you the contracts via DHL or Fedex to handle the signatures, and the payment checks can be also delivered via DHL.


  • I do not have a check book that is issued by an Egyptian Bank? 
    Typically to buy an off plan unit using installments, you must provide checks from an Egyptian Bank; however, we found some solutions for you. You can pay the full price in Cash and benefit from the Cash discount, or you can buy the first few years by wire transfers; however, once the developer delivers the unit to you after a few years, you will have to provide checks from an Egyptian bank to pay for the remaining amount or maybe settle the remaining amount with cash. 

  • What if I want to cancel the booking within 7 days? 
    Just like you booked online, we will be able to help you cancel the booking online, and you will get your full refund as long as you cancel with 7 days of the booking date.  


  • Will my Credit Card work, its not issued by an Egyptian bank? 
    Yes, we use Amazon's payfort system and it supports payments from Credit Cards issued by Banks outside and inside Egypt. 

How to Book?

This is an online launch event where the developer is offering a set of units at an EXCLUSIVE price. To benefit from this price, you must book your unit via this page. Select the unit you are interested in and book the unit by paying the booking fee (10,000 EGP) using your credit card. The booking fee is fully refundable within 7 days.  



As soon as you book your unit, you will get an email that contains the contact info of the developer. Contact the developer promptly to sit with the sales team, review the project and unit details to confirm everything before signing the official papers and paying the down payment. 


If for any reason you change your mind, you will be able to request from the developer to refund your booking fee, and the refund will be issued back to you using the same credit card and should take between 14 and 21 working days. 


The prices of this launch will not be available after the launch ends, there are only a few units remaining, so select your unit and book it now. 


The booking door will open at 7pm Cairo time on Saturday, 28th of April. If you are visiting this page before this time, you must register now to be able to book your unit when the door opens. 

Refund

The initial booking fee that you pay is 100% refundable if the booking is cancelled within 7 days of the booking date. 


How does the refund process work? 
If you decided to cancel your initial booking within 7 days, you will simply contact the developer sales team to get from them a refund code, then you will fill our refund form and put the code in it, and send it to launches@aqarmap.com along with a scan of your ID. Please understand that we cannot accept refund requests without a scan of the ID and a signed refund form that contains a refund code. Also, please understand that the refund will always be paid back using the same credit card you used, and will not be paid back in cash. 


What if the developer refused to give me the refund code, or delayed giving it to me? 
In this case, you can contact Aqarmap for assistance and we will intervene and assist you with the refund. We want to make sure that your cancellation goes as smooth as your booking.

What is a launch event? 
A launch event is when a developer announces a new project and invites customers to a hotel or the company sales office to celebrate the launch and learn more about it. Usually the developer offers exclusive prices for the first customers who buy at the launch, and usually investors love to buy at launch prices because they are always the cheapest prices, and within months or even days the prices of the units at the launched project increase significantly. Therefore, investors and interested buyers usually take their checkbooks when they got to a launch event, so they can book a unit on the spot, and unfortunately, the developer always offers limited units, and it gets really crowded as buyers compete and rush to get the lowest prices.  


What is an online launch event? 

This is a new service that was invented by Aqarmap to replicate the launch event online. Aqarmap allows the investors and buyers to get access to the same prices and same units that would have been available at a launch event, and sometimes Aqarmap would negotiate for its customers exclusive prices or offers that are not available for anybody else. Everything happens online, you access the exclusive offer once the launch starts, you browse the limited available units, and once you like the one you like, you book it using your credit card.

Aqarmap works with developers who have a reputation in the market and who have built and delivered other projects in the market. However, you should not rely on Aqarmap, and you should definitely do your own homework. The golden rule of developer reputation is first how many projects have they built and delivered in the past? Did they deliver on time? Did they deliver the right quality?


Should I research this developer and check the legal papers before signing the contract? 
Of course, you must do your homework and engage a lawyer if needed to make sure that all the paperwork meets your needs before signing. 


Is this service secure to use my Credit Card on it?

How can I book a unit exactly? 

First you have to register your name, phone, and email. After that, you have to wait for the launch time to arrive, you will see a counter that is counting down, once it finishes you will be able to book your unit. 


What happens after I register? 

Before the launch starts, registering allows you to get email and SMS reminders before the launch and allows you to book a unit when the launch starts, so it is very important to register. After you register you just have to wait until the launch time, and you can properly use this time to learn more about the developer and the new project. 

Why I cannot see the units and prices before the launch starts? 
Launches are exclusive and exciting events, and developers don't like to spoil the surprise. To learn about all the units details and prices, you must visit this page at the launch time. 


What happens after I pay the booking fee? 
Once you pay the booking fee, you will get an email receipt as a proof of your payment, and this email will contain the contact info for the developer sales team. As soon as you get the email, contact the developer's team and they will setup an appointment for you in their sales office to learn more about the project and complete the transaction. If you are outside Egypt, the sales team will also walk you through their process from buyers who live abroad. 


Can I select the exact location of my unit on the project's masterplan while booking? 
Typically, you will be able to select the unit size and unit price, and sometimes if the developer allowed you will be able to select the unit type and the unit floor and view, and sometimes you will be able to select the exact location on the masterplan. This all depends on the developer, and when the launch starts you will be able to see what the developer has made available.


Will the booking fee get deducted from the unit price? 
Yes, the booking fee is part of paying for the unit, and will be deducted from the full price of the unit once you sign the contract. 


Is the booking considered an official contract? 
No, the booking via this service is not an official contract between you and the developer. This just a tool to allow you to benefit from the exclusive launch prices. Once you get in touch with the developer sales team they will walk you through the process of signing the official contract.

I tried to book with my credit card, but the payment did not go through, what should I do? 
Please try again, or try using another credit card. Sometimes payments do not go through due to limits on cards, limited remaining balance, or card compatibility. If you tried all options and you still have an issue, email us at: launches@aqarmap.com 


What should I do if I did not get an email after I made the booking? 
Please check your spam / junk folder to make sure that the email is not there. If you did not get your email, do not worry, we have a backup copy of your receipt, email: launches@aqarmap.com and Aqarmap team will assist you.

Is there a guarantee that I will be getting the same unit size and price after I book? 
The chances are highly likely that if you book a unit you will get the same unit size and price; however, in the case that does not happen for any reason, you will be entitled to your full refund. Do not worry, we have worked with the developer to make sure that our customers get priority in selecting their units, so you should be fine. 


Is this really the lowest price for this project or can I get a cheaper price somewhere else? 
Yes, this is absolutely the lowest possible price you can get for this project from the developer. Aqarmap team has verified that the developer does not sell to other individual buyers at any lower price. Plus, this is a launch price, by default, its the lowest possible price. 


How will I select my actual property after booking? 
Once you connect with the developer sales team, they will walk you through the process of selecting your actual property on the masterplan and that will be done in parallel with signing the official agreements and taking care of the payment. 


What is Aqarmap's role in this service? 
Aqarmap is providing this online platform to help you as the buyer reserve the launch price from the developer. Aqarmap does not operate in this transaction as a broker, advisor, consultant, partner, or any third role. The agreement will be between you and the developer, therefore we highly recommend that you follow the common due diligence when buying a property from any developer. 


How can I buy a unit in another project or another location using the same service? 
At this point, we are only offering the launch of this project. However, in the future we expect to have more launches with other developers and in other locations, so stay tuned and always visit Aqarmap website to learn whats new in the market. 


I am a Broker, can I book using this service? 

We recommend that you contact the developer to see if they will pay you a commission if you book via this service. We expect that there might be some issues regarding this, and we are working on creating a system that allows brokers to book in launches separately. Brokers are valuable partners for Aqarmap, and we are definitely planning to grow this service to include the broker in the process. 


Can I book more than one unit? 

Yes, you can book more than one unit, however, if you cancel more than one unit there might be some cancellation fees, especially. 


Can I change the name of the buyer after the booking is done? 
No, the contract will be written in the same name of the buyer who originally made the booking. 


Can I sell my booking to someone else? 
No, it is not allowed to sell or gift or give up the booking to someone else, and if that is done, it will not be honored. 


Why does the online launch start at a specific time? Why is it not just open at all times? 
We have more than 1 million loyal customers at Aqarmap, and the launch event typically offers a very limited supply of units. We want to give all our customers the same opportunity to benefit from this exclusive offer. Therefore, we inform all our customers at the same time, and then we announce the time, and first come first serve is usually the fairest way to handle such offers. 


Why are prices great at launch events? 

Developers usually like to create excitement and interest around their project, and the best way to do that is to do a launch event and to offer exclusive prices. The Developer benefits from drawing hundreds and even thousands of interested buyers to the project early on, both buyers and investors who buy at a launch event benefit from getting exclusive and low prices. Developers consider the launch buyers usually as partners, this is why most of the time investors buy the most at launches because they know the return on investment on such purchases is the best. Also, developers love launches because they offer them cash flow very early on to start the construction of the project. Its a win-win relationship for everybody, and almost all developers in the market have launches for their projects. 

How come I never attended or heard about a launch before? 

If you have never heard about a launch event,  you are probably not connected to the right circle of Real Estate investors. Once you attend a launch and buy a launch, you will find yourself getting invited to more launches. There are professional investors who buy many properties in launches, and there are also regular individuals who invest their personal savings in launches too. Finally, some lucky buyers who are not really looking for an investment get invited to a launch that matches their needs, and they get to buy their dream home at the lowest price possible; the launch price.  


How do I know if the Launch started or not? 

If the launch is not open yet, you will see a countdown counter, if you don't see the countdown counter, that means the launch is open and you can start selecting your unit. 


How do I know if I am registered successfully? 

When you register we send you an email confirming your registration success, if you did not get this email check your spam/junk folder, if you still cannot find it, try to register again, or try using another device or another email. 


How can I prepare myself for the actual booking? 
First of all, learn about the developer by asking around about them to make sure that they are reputable. Aqarmap does its own homework, but you should not rely on Aqarmap's research and you should do your own research. Once you feel comfortable with the developer, discuss the opportunity with your spouse or whoever is involved in the decision to make sure that you are all on agreement, because once the launch starts, the units will get booked very quickly and there will be no time for research or discussions. Finally, make sure that you have several credit cards ready and that they have limits and balances that are higher than the booking fee. Other than that, just make sure that you come 10 minutes before the launch, and get ready. 


How can I book a unit if all units are already sold out? 
You must book units before they get sold out. Once they are sold out, the developer might open a waiting list that allows you to pay the booking fee and hope that you get a call from the developer. Finally, one last thing you can do if you desperately need to buy a unit at this launch, send an email to launches@aqarmap.com and we will try to see if we can help, but most likely we cannot do much.
